Question: I work with a lot of architects, designers and realtors about projects.I deal with a lot of the NYC crowd. They all seem to have these hip buzzwords in common.Curated. Saw that about 10-12 years ago. Still see it now.Bespoke. This one is newer.Frieze. I had a client in Brooklyn that said this. I'm pretty well read but never heard this term. I had to look it up.Anyone got hip buzzwords?

Okay, you're right on the money. Dealing with the NYC design/architecture/real estate scene is a masterclass in decoding linguistic trends. Here are some buzzwords I've noticed, some overlapping with yours, and some a little more specific to the current moment

Continuing from your list:
Artisanal

Kind of adjacent to "bespoke," but emphasizes hand-crafted and small-batch.

Immersive

Especially in the context of experiences (art installations, retail spaces, etc.) and even real estate (the "immersive" neighborhood).

Lived-in

The opposite of sterile. Suggests a space that feels comfortable, authentic, and collected over time.

Sustainable

Of course, but the depth of commitment can vary wildly. Pay attention to how they use it (e.g., "sustainably sourced" vs. just "sustainable design").

Wellness-focused

Often used in the context of amenities.

Current Hip Buzzwords

Biophilic Design

Incorporating natural elements (light, plants, materials) to improve well-being.

Quiet Luxury

No logos, no flash. Think understated elegance, high-quality materials, and impeccable craftsmanship.

Experiential

A space or design that is supposed to elicit an experience or feeling, not just be looked at.

Future-Proof

Design that is meant to be adaptable and relevant for years to come.

Repurposed

Instead of just "renovated", older pieces are meant to be creatively used again to extend its usage.

Materiality

The selection and use of materials in a project.

Adaptive Reuse

Re-purposing existing buildings for new uses.

Hyperlocal

Emphasizing connection to the immediate community and sourcing locally.

More General Buzzwords (but still relevant)

Juxtaposition

Contrasting elements placed together intentionally.

Palette

In terms of a color palette

Modern

"Modern" is one of those terms that is so subjective and can be used so broadly.

Elevated

As in, "elevated design" or "elevated experience." Means "fancy" but without actually saying it.

Tips for Decoding

Context is key

Pay attention to how they use the word. What are they trying to convey?

Ask questions

Don't be afraid to ask, "What do you mean by 'curated' in this context?" It shows you're engaged and helps clarify expectations.

Read between the lines

Often, these buzzwords are used to justify higher prices or mask a lack of substance.*

Have your own vocabulary:
Develop your own articulate way of describing things, so you're not just parroting their language. This positions you as a knowledgeable expert.Good luck navigating the world of design jargon! It's a constantly evolving landscape. Flag for review
