Question: I recently started to work in Roseville, CA. After roughing in my first home, everything passed the inspection EXCEPT the exterior lighting. The local inspector told me that the outside lights needed to be controlled by a photocell switch. I know that this is a requirement in commercial projects, but I have never heard of it in residential work. Is anyone familiar with the latest California Title 24 requirements that might have made this a new code to follow? Or is this inspector being...uh, well...you know. I'm not against doing it either way, but I would like to know the right method for future reference. Thanks in advance.

California Title 24 Requirements

According to the current California Title 24 Building Code (effective January 1, 2023), the use of photocell switches for exterior lighting is not a requirement for residential buildings.

Local Code Variations

However, local jurisdictions can adopt more stringent building codes than the state minimums. In your case, the City of Roseville may have adopted a local ordinance that requires photocell switches for exterior lighting.

Verifying the Requirement

You can verify the local code requirement by: Contacting the City of Roseville Building Department directly. Reviewing the city's website for any relevant ordinances or updates.* Hiring a licensed electrician familiar with the local code.

Inspector's Interpretation

It's possible that the inspector you encountered has interpreted the code differently. The code does not explicitly require photocell switches for residential exterior lighting, but it does encourage energy efficiency measures. The inspector may have determined that photocell switches are a reasonable way to comply with this requirement.

Recommendation

To ensure compliance and avoid future issues, it's recommended to follow the inspector's instructions and install photocell switches for exterior lighting in Roseville, CA. This will prevent any potential delays or additional costs due to incorrect installations. Flag for review
